Investor visa

For Foreign Direct Investment or real estate in your name. Open work permit while investment is maintained. Accrues time toward Resident.

Requirements

  • Investment statements registered with Banco de la República (≥ 650 SMMLV).
  • Real estate: Public Registry Certificate (≥ 350 SMMLV) + statements.
  • Last 3-month bank statements.
  • Renewals: maintenance proof.
  • Nationwide health insurance.
  • Discretionary additional documents.

Two ways to invest and qualify

The Investor visa (category M) can be based on real estate — property purchased in your own name — or on a direct investment in a Colombian company, registered as foreign investment with the Central Bank.

In both cases the minimum amount is measured in Colombian monthly minimum wages, and correct exchange registration is essential.

Steps of the investment process

  • Structuring: we decide whether real estate or a company suits your goal and budget.
  • Channeling funds through the financial system with the correct exchange form.
  • Registering the foreign investment with the Central Bank (Banco de la República).
  • Property title certificate or company registration certificate, as applicable.
  • Filing the visa with the motivation letter and source-of-funds evidence.

The most common mistakes

Transferring money without an exchange declaration, buying through a third party or a foreign company, and skipping Central Bank registration cause most refusals. We review the structure before you move any capital.
